All In One Building LLC is a general contractor based in Milford, Pennsylvania. Roofing, siding, and mini-split installation are done by our own crew. We also take on framing, drywall, decks, remodels, and additions, and for specialty work like spray foam insulation we bring in insured partners we know and manage them ourselves. One company runs the whole project and stands behind the finished work.

Yes. All In One Building LLC is a registered Pennsylvania Home Improvement Contractor, PA HIC #PA212068, and carries liability insurance covering injury and property damage on the job. Your home and our crew are covered on every project, and the insurance carrier is named in your contract.

Thirty days from the date it is issued. Material prices move, so after thirty days we may need to re-price the job before you sign.

Both. Some customers hire us for one job, like a roof. Others have us run the whole project as their general contractor, with one point of contact and one company accountable for all of it.
The work is performed by All In One Building LLC. When a specialty trade like spray foam insulation calls for a partner, we use insured partners we know, we manage them ourselves, and any subcontractor on your job is disclosed to you in the contract.
Yes. Our roofing work is full tear-off replacements done by our own crew. We strip the old roofing down to the deck, inspect the decking, and build the new roof up from there. We do not layer new shingles over old ones.
A complete tear-off and disposal of the existing roofing, a deck inspection, ice and water shield, synthetic underlayment, new architectural shingles with starter strip and ridge cap, new drip edge, pipe boot flashing, the dumpster, haul-away, and a full site cleanup with a magnetic nail sweep. All of it is listed on your estimate, and the price is complete as written.
Our standard shingle is GAF Timberline HDZ, an architectural shingle, installed with GAF accessories throughout: WeatherWatch ice and water shield, FeltBuster synthetic underlayment, Pro-Start starter strip, and Seal-A-Ridge ridge cap. Using one system is what qualifies your roof for GAF's upgraded system warranty. Designer shingles are available, and you confirm your color in writing before the material order goes in.
No. We tear off and dispose of every layer before the new roof goes on. Removal of both layers is written into the estimate, so it is not a surprise later.
We replace the damaged plywood and bill it per sheet at the rate printed on your estimate. Nobody can confirm the condition of the deck until the old roof is off, so the quantity is confirmed on site and approved by you before that work proceeds. Some contracts include a set number of sheets in the price and credit you back for any we do not use.
Yes. We are certified to remove solar panels, replace the roof, and reinstall the panels once the new roof is on. You do not have to line up a separate solar company, and the job stays on schedule.
Yes. We can replace a single roof plane, for instance the one a leaking skylight sits on, and leave the other slopes as they are. The warranty covers only the plane we replaced, and your contract says so in plain words. If you replace the rest later, the work we did carries over.
Yes. We replace failed skylights with a VELUX deck-mounted skylight and the matching VELUX flashing kit, woven into the new shingle courses, and we can repair the water-damaged drywall below it.
Your contract carries an estimated start date and an estimated completion date. Weather, material availability, and what we find under the old roof can move those dates, and we tell you when they do. Once we have your signed contract and your shingle color in writing, we order materials, put the job on the schedule, and give you a start date.
Yes. We obtain any permits the work requires.
We protect the property before the tear-off starts, stage a dumpster, and haul away all of the debris. The job ends with a full site cleanup and a magnetic nail sweep of the yard and driveway.
It depends on the size of the roof in squares, how many layers come off, the shingle you pick, and how much decking needs replacing. We price it after we measure, and the estimate is free. The price on the estimate is complete as written, and nothing gets added to it without your approval first.
Two warranties that cover different things. All In One Building gives you a ten-year workmanship warranty on the installation: if something we put on wrong leaks, we come back and fix it and you pay nothing. The shingles and GAF accessories are covered by the GAF Roofing System Limited Warranty, honored by GAF directly. A written warranty certificate spells out both.
Because we install GAF shingles with GAF accessories throughout instead of mixing brands, your roof qualifies for GAF's upgraded system warranty at no extra charge. It adds lifetime coverage on the accessories, pays the full cost of replacement shingles and labor for the first ten years if a shingle is defective, and covers wind damage for fifteen years with no maximum wind speed limit. After year ten the payout is prorated.
Storm, hail, wind, and falling-tree damage are homeowners insurance claims, not warranty claims. A warranty covers things being built wrong or made wrong. Also outside the warranty: damage from foot traffic or other people's work on the roof after we finish, pre-existing structural problems we flagged and did not replace, and roof slopes we did not touch.
Call us first at 570-243-1011, no matter which warranty you think applies. We come look at it, tell you whether it is a workmanship issue or a manufacturer issue, and if it is a GAF claim we file it with you rather than handing you a phone number.
In three equal milestones spelled out on the estimate and the contract: the first when you sign, the second once the work is under way, and the last when the job is complete. Each milestone is invoiced as it is reached.
One third of the contract price. Pennsylvania law caps the deposit on a home improvement contract over $5,000 at one third, plus any special-order materials named in the contract, and we write both figures on the contract so you can check them.
Not without your written approval. The estimate price is complete as written. Any change to the scope or price is a change order, agreed in writing and signed by both of us before that work proceeds. The one item we cannot price in advance is rotted decking, and that gets approved by you on site before we replace it.
Yes. Pennsylvania law gives you three business days after signing a home improvement contract to cancel it.
New siding and full re-siding, done in-house by an owner-operated crew with thirty years of combined experience. Every job gets a weather-tight house wrap under the siding.
We quote siding per hour or per job, in writing, before any work starts, so you always know what you are paying for. Estimates are free.
115V plug-and-play mini-splits from 9,000 to 24,000 BTU, with SEER ratings up to 25 and higher. Each one both heats and cools. We deliver the unit, mount the indoor and outdoor units, and get the system running.
It runs on standard household power, so there is no 220V line to add. Delivered and installed, it comes in at roughly half the cost of a traditional 220V system.
