Do you do full roof replacements?
Yes. Our roofing work is full tear-off replacements done by our own crew. We strip the old roofing down to the deck, inspect the decking, and build the new roof up from there. We do not layer new shingles over old ones.
What is included in a roof replacement?
A complete tear-off and disposal of the existing roofing, a deck inspection, ice and water shield, synthetic underlayment, new architectural shingles with starter strip and ridge cap, new drip edge, pipe boot flashing, the dumpster, haul-away, and a full site cleanup with a magnetic nail sweep. All of it is listed on your estimate, and the price is complete as written.
What shingles do you install?
Our standard shingle is GAF Timberline HDZ, an architectural shingle, installed with GAF accessories throughout: WeatherWatch ice and water shield, FeltBuster synthetic underlayment, Pro-Start starter strip, and Seal-A-Ridge ridge cap. Using one system is what qualifies your roof for GAF's upgraded system warranty. Designer shingles are available, and you confirm your color in writing before the material order goes in.
My roof has two layers of shingles. Is that a problem?
No. We tear off and dispose of every layer before the new roof goes on. Removal of both layers is written into the estimate, so it is not a surprise later.
What happens if the roof deck is rotted?
We replace the damaged plywood and bill it per sheet at the rate printed on your estimate. Nobody can confirm the condition of the deck until the old roof is off, so the quantity is confirmed on site and approved by you before that work proceeds. Some contracts include a set number of sheets in the price and credit you back for any we do not use.
Can you replace a roof that has solar panels on it?
Yes. We are certified to remove solar panels, replace the roof, and reinstall the panels once the new roof is on. You do not have to line up a separate solar company, and the job stays on schedule.
Can you replace just one side of my roof?
Yes. We can replace a single roof plane, for instance the one a leaking skylight sits on, and leave the other slopes as they are. The warranty covers only the plane we replaced, and your contract says so in plain words. If you replace the rest later, the work we did carries over.
Can you replace a skylight during the roof work?
Yes. We replace failed skylights with a VELUX deck-mounted skylight and the matching VELUX flashing kit, woven into the new shingle courses, and we can repair the water-damaged drywall below it.
How long does a roof replacement take, and when can you start?
Your contract carries an estimated start date and an estimated completion date. Weather, material availability, and what we find under the old roof can move those dates, and we tell you when they do. Once we have your signed contract and your shingle color in writing, we order materials, put the job on the schedule, and give you a start date.
Do you get the permits?
Yes. We obtain any permits the work requires.
What does the job site look like, and do you clean up?
We protect the property before the tear-off starts, stage a dumpster, and haul away all of the debris. The job ends with a full site cleanup and a magnetic nail sweep of the yard and driveway.
How much does a roof replacement cost?
It depends on the size of the roof in squares, how many layers come off, the shingle you pick, and how much decking needs replacing. We price it after we measure, and the estimate is free. The price on the estimate is complete as written, and nothing gets added to it without your approval first.
